Why do I need property management?

For those who have chosen to relocate to another city, state or country, property management allows you to hold on to your investment and generate income on your property.  Most of all, property management allows an expert to handle all the necessary details associated with your property.  We handle all calls regarding repairs needed on your home, so you don’t have to.
Why can’t my real estate agent rent my home?

Your real estate agent could rent your home, however, they most likely will not continue with property maintenance.  Typically, agents will not manage the property past the point of signing the lease.
How do you handle my proceeds?

We collect rent from your tenants and once we’ve paid any outstanding bills for repairs, gardening, pool service and our management fee, then we send you the remainder of your proceeds. We can deposit your proceeds into a local account or send you the check directly, whichever you prefer.

Who pays for utilities?

Gardening and pool services are typically paid for by the owner of the home. All other utilities: garbage, water, electric, phone and alarm service are paid for by the tenant(s).

Can Deon & Company Realty & Property Management arrange payment for additional services?
 
We can pay for gardening, pool and any other additional services you designate us to pay (ie: pest control, repairs, and appliance purchases, as needed) for an additional $15 per month

Where do you advertise my home?

We advertise your home on our website and on Craigslist.org. In addition, we use services such as Postlets.com, which broadcasts your home out to a number of their affiliate websites (backpage.com, DotHomes, Google Base, HotPads, Oodle, Properazzi, Trulia, Vast, Zillow and more).
How do you find tenants?

We find tenants through our advertising, our corporate alliances with relocation firms and our exclusive proprietary database of interested parties who are looking for homes in the Silicon Valley. Potential tenants can fill out our “What are you looking for?” form on our website. Click Here

What services does Deon & Company's Program Management provide?
DEON & COMPANY REALTY & Property Management is a Full Service Property Management company. We will guide and assist you with the entire process of renting your home. We will help you decide on a price of monthly rent, take photos for advertising and presentation purposes, advertise your home on select internet websites, screen potential tenants, draw up the lease, assist with repairs during the occupancy, and conduct a move-out inspection when the tenants decide to vacate the premises.

What happens if my home needs repairs while the tenants are living there?


We work with a licensed handyman service who works on all of our properties. When a tenant experiences a problem, they will contact us via our website’s "Tenant's Only Page". Once the tenant answers pertinent questions about the potential issue, the request form is emailed to us directly. As soon as we receive the form, we take the appropriate action(s) and correct the issue.

How much experience do you have in the real estate industry?

We are all licensed Realtors at Deon & Company Realty & Property Management. We have worked at various quality Real Estate Agencies and Property Management Companies in the Tampa Bay Area in several different capacities for over 15 years.
How long will it take to rent my home?

The average is approximately two to four weeks to rent homes in our inventory. Some homes lease more quickly, while others take a bit longer, depending on the area and the schools associated with the home. During our initial meeting, we will discuss the potential lead times specifically related to renting your home.


How do you screen the potential tenants?
Once a tenant has established that they would like to move forward with being placed in a home, we present them with an application for the property that they are interested in. We also interview the potential tenants to determine if they are the appropriate fit for your home. We are passionate about doing the best to find “The Perfect Match” for each and every home in our inventory. We run each application through our tenant screening service to check the credit score. We then contact the property owner to discuss the interested parties. The owner has the ultimate decision of whom to place in their home.
